Quick answer: EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan amount, r the monthly rate, and n the number of payments. For example, a Rs 1,000,000 loan at 18% annual interest over 5 years means a monthly EMI of about Rs 25,393. Our free calculator shows your EMI, total interest, and full payment schedule.

Frequently Asked Questions

What is EMI?

EMI (Equated Monthly Instalment) is the fixed amount you pay your lender every month until a loan is fully repaid. Each payment covers part of the interest and part of the principal. Early payments are mostly interest; later ones mostly principal. Knowing your EMI before borrowing helps you check the loan fits your monthly budget.

What is the difference between flat rate and reducing balance?

With a flat rate, interest is charged on the full loan amount for the whole tenure, making it costlier. With reducing balance — used by most banks in Pakistan — interest is charged only on the remaining principal, so each payment shrinks the interest portion. Always compare loans on reducing-balance rates to see the true cost.

Does a longer tenure mean I pay less?

A longer tenure lowers your monthly EMI but increases total interest paid. For example, a Rs 1,000,000 loan at 18% costs about Rs 380,000 in interest over 5 years but roughly Rs 900,000 over 10 years. Choose the shortest tenure whose EMI you can comfortably afford — our calculator shows both figures side by side.

Can prepayment reduce my EMI burden?

Yes. A lump-sum prepayment cuts the outstanding principal, which either lowers your EMI or shortens the tenure — most borrowers choose a shorter tenure to save maximum interest. Check whether your lender charges a prepayment penalty first; many banks in Pakistan allow partial prepayments free of charge each year.

Why does my bank's EMI differ slightly from the calculator?

Small differences come from rounding, processing fees added to the principal, or the exact date of first payment. Banks may also use slightly different day-count methods. Our calculator uses the standard reducing-balance formula, so results typically match within a few rupees — close enough for planning.

Is my EMI the same every month?

Yes, with a fixed interest rate your EMI stays identical each month for the whole tenure — that is the point of 'equated' instalments. What changes is the split: early payments are interest-heavy, later ones pay down principal faster. With a variable rate, the lender adjusts your EMI or tenure when rates change.
